FAQ

Frequently asked questions.

Plumbing pricing, emergencies, water heaters, drains, financing — answers to the questions we hear every day.

Emergencies

Do you charge for an emergency call-out?

We charge a transparent after-hours rate that's disclosed before we dispatch — no surprises when we arrive.

How fast can you get to my house in Surrey?

Most Surrey calls reach you in 45–60 minutes. We'll give you an exact ETA when we dispatch.

What should I do while waiting for an emergency plumber?

Shut off the main water valve (usually near the front of the house). For sewer backups, stop using fixtures. We'll talk you through it on the call.

Can a plumber arrive within an hour in Surrey?

Yes — our average Surrey response time is 45 minutes during business hours and 60 minutes after-hours. We dispatch the closest crew with the parts most likely needed for your call profile already on the truck.

What counts as a plumbing emergency?

Active flooding from a burst pipe, sewage backup into a finished space, no water in the house, gas smell near a fixture, or a leak you can't shut off — those need immediate response. A slow drain or a dripping faucet can usually wait until business hours.

How do I shut off the water in my Lower Mainland home?

The main shut-off is usually near the front of the house — inside a basement closet or near where the water line enters from the meter. Turn the valve clockwise to close. Some BC homes have an outdoor shut-off in a small concrete box near the property line.

What's the difference between a 24/7 plumber and one with an answering service?

Call us at 2am — a plumber answers, not a recording. Some 'emergency' plumbers route after-hours calls to a call centre that just takes a message and hopes someone calls you back. We dispatch live with a real ETA every time.

Drains

What's the most common cause of slow drains in older Surrey homes?

Cast-iron drain lines from pre-1980s builds slowly scale up and trap solids. A camera inspection plus targeted hydro-jetting almost always restores full flow.

Do you do trenchless sewer repair?

Yes — we use pipe-bursting and CIPP lining where the existing line is structurally suitable. We tell you up-front whether trenchless is the right call vs. a dig.

Why do drains back up more often in older Surrey and Langley homes?

Pre-1980s homes often have cast-iron drain mainlines that have been scaling and corroding for decades, and clay sewer laterals that are vulnerable to root intrusion. The pattern isn't random — it's the building stock. Camera inspection + targeted hydro-jetting solves most of it without replacement.

How often should I have my drains professionally cleaned?

For most Surrey/Langley homes: every 18–24 months for kitchen and main lines if you've never had a backup, more often if you have mature trees near the sewer lateral or a history of recurring clogs. Restaurants and commercial kitchens need quarterly grease line jetting.

Do you provide camera-inspection reports for home buyers?

Yes. For pre-purchase inspections we run the full sewer mainline, record the video, mark depth and position of any issues, and provide a written report for your offer or insurance file. Common find on older Surrey/Cloverdale homes: bellies and root intrusion.

Water Heaters

How long does a water heater last?

Tank water heaters last 8–12 years; tankless 18–20 with annual descaling. If your tank is over 10 and starting to show rust at the connections, replacement is usually the better call than another repair.

Should I repair or replace my water heater?

Rule of thumb: if it's under 7 years old and the issue is a single component, repair. Over 10 with rust or anode failure, replace. We'll give you the honest math on-site.

Do you install tankless water heaters?

Yes — Navien, Rinnai, and Noritz. We size to your household demand and confirm the gas line + venting will support the unit before we quote.

How long does a tankless water heater installation take?

Most residential tankless installs are a single full day. We size the unit to your household demand, confirm gas line capacity and venting, pull the permit, install, commission, and arrange the inspection. Older homes sometimes need a gas-line upgrade which adds half a day.

Will tankless save me money in Vancouver / Lower Mainland?

Tankless typically saves 20–30% on hot water gas usage versus an aging tank, plus you free up the floor space the tank occupied. Payback period is 5–8 years depending on usage. The bigger win is endless hot water — never running out mid-shower.

Pricing & Billing

Do you give upfront pricing?

Always. Three things to know: (1) Drain cleaning is billed at a transparent hourly rate — we tell you the rate before we run the cable or jet. (2) Big jobs (sewer line replacement, water service replacement, tankless installs, repipes) get a free on-site estimate with no call-out fee. (3) Everything else is quoted on site after diagnosis. We don't do flat-rate book pricing — every quote is specific to the work in front of us. You always approve the price before any work starts.

What payment methods do you accept?

Visa, Mastercard, Amex, debit, and e-transfer. We email a digital invoice the same day.

Do you offer financing?

Yes, on big-ticket jobs like sewer line replacement and tankless water heater installs. Ask when we quote and we'll walk you through the options.

How much does an emergency plumber cost in the Lower Mainland?

We disclose the after-hours dispatch rate before we leave the shop — no surprises when we arrive. Same rates nights and weekends as during business hours; no overtime premium. Drain emergencies are billed at our transparent hourly rate, big jobs (sewer/water-line replacement) get a free written estimate with no call-out fee, and everything else is quoted on site after diagnosis. You always approve the price before we start. Call us for the current rate and ETA.

Do you offer free estimates for big jobs like sewer line replacement?

Yes — and there's no call-out fee. For sewer line replacement, water service replacement, tankless installs, and repipes we come on-site, scope the job (camera inspection where applicable), and hand you a written estimate. Estimate is yours to keep, no obligation, no high-pressure sales. We aren't a flat-rate book-pricing shop — every estimate is specific to the actual work in front of us.

General

Are your plumbers licensed and insured?

Yes — every plumber is BC-licensed and we carry full liability and WCB coverage. Our license number is in the footer.

Do you offer a warranty?

Yes — every job comes with a workmanship warranty. The exact term is matched to the work, since a faucet swap and a sewer line replacement aren't comparable. If something we touched fails inside the warranty window, we come back free. Manufacturer warranty on parts applies on top — we hand off the warranty cards and serial numbers on completion so you know what's covered for how long.

Do you handle the city permit?

Yes. For sewer line, gas, and main water replacements, we pull the permit and coordinate the inspection on your behalf.

Can you fix a leak without tearing up my walls?

Most of the time, yes. Acoustic and thermal locating tools narrow leaks down to inches before we open anything — saving drywall and money.

Why is my water bill suddenly higher?

Usually a hidden leak — toilet flapper, slab leak, or service line. Our leak-detection service can isolate it without invasive demolition.

What areas do you serve?

Surrey, Langley, Cloverdale, White Rock, Delta, Burnaby, New Westminster, Coquitlam, Port Coquitlam, Maple Ridge, and Pitt Meadows. Same-day service across all of them.

Do you do commercial plumbing?

Yes — restaurants, retail, light industrial, and strata. We offer service contracts and priority emergency response.

Do you serve Vancouver and the greater Lower Mainland?

Yes — we serve the entire Lower Mainland: Vancouver, West Vancouver, North Vancouver, Burnaby, New Westminster, Surrey, Langley, Cloverdale, White Rock, Delta, Coquitlam, Port Coquitlam, Maple Ridge, and Pitt Meadows. ~60-min response time on most calls, day or night.

Can you handle Vancouver strata and apartment plumbing?

Yes — we work with property managers and strata councils across the Lower Mainland on repair, recurring maintenance contracts, and emergency response. We carry the insurance and licensing strata documents typically require.

Why is my Surrey home's water pressure low?

Three common causes: galvanized supply lines slowly rusting from inside (pre-1990s homes), a partially closed main shut-off, or an aerator clog at a single fixture. We pressure-test the system to isolate the cause before quoting a fix — sometimes it's a small part swap, sometimes a service-line replacement. Big difference, so we always diagnose first.
