If a sewer line backs up, gets cleared, and backs up again a few months later, roots are the first thing we suspect. In established Lower Mainland neighbourhoods - mature trees, clay or cast-iron laterals, decades of ground movement - root intrusion is the single most common reason a sewer line stops working repeatedly rather than once.
How roots get into a sealed pipe
Roots do not break into a sound pipe. They follow moisture. A sewer lateral carries warm, nutrient-rich water, and where there is any small defect - a joint that has shifted, a hairline crack, a failed seal - vapour escapes into the surrounding soil. Roots grow toward that vapour, find the opening, and once a fine root is inside it thickens and branches in the ideal conditions on the other side.
- Clay tile laterals with mortared joints, common in pre-1970s homes, are the most vulnerable
- Cast iron that has corroded at the joints is next
- Ground settlement pulls joints apart over decades, creating the initial gap
- Once inside, roots form a mat that catches paper, grease and solids - the blockage is usually the debris, not the root itself
Signs it is roots and not a one-off clog
- Blockages that return on a rough schedule - every several months, often worse in spring and autumn
- Gurgling from the lowest drains when other fixtures are used
- Slow drainage across multiple fixtures rather than one
- A previous plumber cleared it quickly and it worked, briefly
- Mature trees or a hedge between the house and the street, near the line
That last point matters more than people expect. The tree does not need to be yours, and it does not need to be close. Root systems commonly extend well beyond the canopy, and a neighbour tree or a municipal boulevard tree is a frequent source.
Clearing versus solving
Mechanical cutting restores flow by removing the root mass from inside the pipe. It works, and sometimes it is the right immediate answer. But it treats what grew rather than the opening it grew through, so the roots return, usually faster each time, because the defect widens.
- Cutting or augering - fastest way to restore service, temporary by nature
- High-pressure water jetting - cleans the pipe wall far more thoroughly than cutting alone
- Camera inspection - the step that tells you whether you have one bad joint or a failing line
- Spot repair - replacing a short damaged section where the intrusion is localised
- Trenchless lining or replacement - seals the line so there is no longer a way in
The decision between these is not a preference, it is a finding. A camera run after the line is clear shows how many entry points exist, how much pipe is compromised, and whether the line still has usable structure. That determines what makes sense.
Why trenchless is often worth asking about
Where the existing pipe is intact enough to host it, trenchless lining creates a new sealed pipe inside the old one without excavating the length of the run. For a property with a finished driveway, mature landscaping or a short setback to the street, that can be the difference between a contained job and a very disruptive one. It is not suitable in every case - a collapsed or badly deformed line needs excavation - which is why the camera comes first.
Keeping them out
- If roots have been found once, put the line on a cleaning schedule rather than waiting for the next backup
- Seal the defect if you want the problem to actually stop; cleaning alone manages it indefinitely
- Think carefully about planting willows, poplars, maples and cedars near the lateral run
- Know where your line runs before landscaping or building over it
- Have the line camera-checked when buying an older home - it is far cheaper to know in advance
